Real Estate agents and sellers were hoping big time to see a marked increase in the number of Anthem buyers in June, but they didn’t show up here or anywhere in the Phoenix area. The number of homes sold in Anthem only reached 50, and those buyers had quite a list to pick from, with 865 homes for sale.
Nevertheless, the average price of homes sold in Anthem in June increased from a year ago and even from last month, with an average sold price of $489,904, versus the average price of $424,289 in June of last year. Three homes sold for over $1 million in June, but average price has still increased even without accounting for those homes.
I believe that much of the glut in Anthem homes for sale is mostly because of two factors. The first is a large number of investors wanting to pull out. My opinion is somewhat anecdotal, but is also reflected in the number of homes under $300,000 that are on the market – 184 – which is 21% of the total homes for sale. But only 10% of the homes sold last month were in this price range, indicating a need for real people to buy larger homes than would an investor.
The second reason is the over 100 builder specs on the market. The builder continues to start homes without having an owner. Many Anthem spec homes that are almost completed offer great deals for home buyers (contact me for more information!)
The most popular home price range for buyers in June was between $300,000 - $400,000 with 32% of homes sold in that range.
Higher priced homes continue to sell in Anthem, and most were in the Anthem Country Club. Over 20% of homes sold in June were over $650,000, and most of these were in the Country Club.
