Your home in Anthem could be waiting for you now! Anthem Real Estate ranges from 1100 square foot homes for $260,000 to luxury homes that are over a million. Since Anthem is a multi-generational community, builders have designed many different living options, including patio homes, townhouses and small-to-large homes. Anthem real estate showed some incredible appreciation last year, with many homes increasing in value by over 30%. In 2006, though, Anthem real estate has turned into a buyer’s market, with prices stabilizing in most categories.
Late spring and summer are the busy times for Anthem real estate, because of the large number of families with children choosing to wait for a move when kids are out of school. You’ll see the resale home inventory in Anthem rise in the winter and spring, and decrease in the summer, along with an increase in the number of buyers.
Builders are completing the last thousand homes in Anthem Parkside in 2006/2007. Del Webb has sold most of the homes in the Anthem Country Club, with a few spec homes (being built without an owner) remaining. There are a few opportunities in Anthem commercial real estate, with business condos and retail/office space for lease as well.
Anthem is in the north Phoenix valley, and in the County of Maricopa. Over 137,000 people relocated to Maricopa County in the year ending July 1, 2005, which is the highest population gain of any county in the country. (Why? Just visit the Phoenix area from November to May and you’ll discover it’s mainly because of the weather) All those people need a place to live, which keeps the real estate industry hopping here.
What’s the biggest surprises out-of-staters have when looking at Anthem real estate? The first is lack of grass. We’re all trying to do our part to conserve water here, so you’ll see many Anthem homes without grass, at least in the front yard (ok, so many of us haven’t given up our pools though). The second surprise is the lack of yard space. Many homes are set on less than 7000 square feet, though there are homes on much larger lots – about 10,000 square feet. Consider this an opportunity to actually enjoy the outdoors rather than working on it. Meanwhile, Parkside residents can enjoy neighborhood parks, where the grass is watered and mowed by someone else.
