Surprise! Surprise, Arizona is one of the fastest growing areas in the west Phoenix valley. Why? Because Surprise is one of the only affordable new-home communities in the west valley, because Highway 303 will be heading through the area, connecting it to the rest of the valley, and because the city is spending heavily on its infrastructure and tourism (Surprise is home to the Kansas City Royals and the Texas Rangers baseball spring training facilities).

Surprise hosts several over-55 communities (the new term for retirement communities) including the largest development, Sun City West. But the boom in new home development is definitely geared toward all-ages communities. Brand new schools are popping up everywhere in Surprise, and many developments have neighborhood parks.

Real Estate in Surprise starts at the upper $180’s. Most homes in Surprise were built after 2000.

The Surprise city center is under construction and includes a regional library, aquatic center, recreation center, and 37-acre park with a 5-acre fishing lake and a large playground. Eventually, you’ll see square-mile City Center with government facilities, museums, retail and restaurants. Plans also include $1.7 million recreation center and $1.5 million youth softball complex. Even with all these development plans, the Surprise property tax rate is among the lowest in the state at .9101 per $100 of assessed valuation.

Looking to get out of the city? Surprise is next to the White Tanks Regional Park with great hiking and views. Lake Pleasant (a desert reservoir) is just 20 minutes away, with picnic facilities, camping and boating.
